Originally from McComb, Mississippi, Dustin has spent his real estate career working the Greater Baton Rouge market. Eighty-plus closed transactions across three years span first-time buyers in Denham Springs, investor lots in Ascension, and residential sales in the East Baton Rouge core.

    I had a great experience with Dustin. I was not only buying my first home, but also moving from out of state. Because I was out of state, I had to rely on Dustin to walk through homes without me. I had no problem trusting him with this because he was incredibly thorough and knowledgeable when it comes to what to look for in both the exterior and interior of a home. His communication when relaying this information was excellent.

Conventional loans typically start at 3% down and FHA loans at 3.5% down, with USDA Rural Development loans available at 0% down for many South Louisiana parishes. The right program depends on your credit profile, the property location, and whether you plan to occupy the home or hold it as an investment.

What is the homestead exemption in Louisiana and how does it work?

The Louisiana homestead exemption removes the first $75,000 of a primary residence assessed value from property tax. To qualify, the home must be your principal residence and you must file with your parish assessor. Filing once is generally enough, and the exemption renews automatically as long as the residency conditions are met.

What sets the Greater Baton Rouge submarkets apart from one another?

Each parish runs on its own rhythm, and pricing can shift sharply from one subdivision to the next. School zoning, new-construction pace, and recent comparable sales all move value block to block, which is why every offer is modeled at the submarket level rather than against a metro-wide average.
